Protecting a newer roof before the Texas sun gets to it

Your roof is a few years old. Year five is when Bright Green Roof says to start, and here’s what to do until then.

The new roof went on after the last big storm. It doesn’t leak, and it looks good from the street. You haven’t given it a thought since the check cleared. Why would you?

Because the sun has been busy. Houston averages about 102 days a year at 90°F or hotter, based on 1991 to 2020 climate normals at Bush Intercontinental. About 3.5 of them hit 100°F. Five summers puts more than 500 of those hot days on your shingles.

Bright Green Roof, the treatment we apply, says the time to start is the five-year mark. Not when the roof starts looking old. By then, a lot of the oil in the shingle is already gone.

How old is your roof?

Find the year it went on. Your closing papers, the roofer’s invoice or an old insurance claim should have it. Then find your row.

Beryl came through on July 8, 2024. The April 5, 2023 storm dropped hail as big as 2 inches across Montgomery County. If your roof was replaced after either one, it’s still young. That gives you time to plan instead of react.

Why year five beats year fifteen

A five-year-old shingle still bends. Most of its oil is still in it. A treatment at that point is upkeep. It keeps a good shingle flexible.

At fifteen, it’s a different job. The shingle is drier and stiffer, and the granules that washed off don’t come back. Wait longer and the roof may not be a candidate at all. Then the only answer is a new one, and a local roofer puts most Woodlands replacements at $20,000 to $32,000.

There’s a second reason. Bright Green Roof says its product can go on a roof up to three times. Start at five and you have room to use them. Start at eighteen and you might get one.

Until it turns five: the yearly checkup

Keep an eye on it. That’s the job of the C&D Annual Roof Checkup. Once a year, Chris photographs the roof, clears needles off it and out of the gutters, and looks at the boots and flashing. After hail or high wind, you get a storm check. By year five, you’ll have a set of dated photos that show how your shingles are aging.

When the roof turns five, book the free roof inspection. You’ll get photos of every slope and a plain answer on whether it’s time to treat. If it’s fine, Chris says it’s fine. That’s part of the Straight Answer Promise.

The treatment, in short

It’s a plant-based oil, USDA Certified Biobased, sprayed on after the roof is cleaned. It soaks into the shingle instead of sitting on top. Bright Green Roof backs flexibility with a 5-year transferable warranty. The details are on how roof rejuvenation works. Our page on why bio-based explains why we chose a plant-based product. The whole service starts at roof rejuvenation.

Read your shingle warranty first

A newer roof may still be under the shingle maker’s warranty. Read it before you treat. Online, you’ll find claims both ways about treatments and shingle warranties, and neither side shows the actual document. We’d rather not guess with your roof. Send Chris a photo of your warranty and he’ll go through it with you. There’s more on our shingle warranty question page.

The short version from Chris

Take care of your roof today, and it will take care of your home tomorrow. Chris

If your roof turned five this year, call or text (281) 466-7436 and book the free assessment. If it’s younger, ask about the checkup and we’ll put you on the calendar.

Common questions

My roof is three years old. Should I treat it now?

Not yet. Bright Green Roof says to start at the five-year mark, and we follow that. Until then, the C&D Annual Roof Checkup keeps an eye on it with photos every year. When it turns five, Chris looks again, and you decide with real pictures in front of you instead of a guess.

How many times can a roof be treated?

Bright Green Roof says up to three times over a roof’s life. It rates each application for up to ten years and backs flexibility with a 5-year transferable warranty. Nobody can honestly promise you a total number of years. That depends on your roof and the weather it gets. Starting at five just gives you the most room to work with.

What if I don’t know when my roof went on?

Tell Chris what you do know, like the year you bought the house or the last storm claim. The photos will show how the shingles are holding up, and that counts for more than the date. Two roofs the same age can wear very differently, one in deep shade and one in full sun.

The assessment is free. You get photos of your own roof and a straight answer, even if the answer is that it is fine.
