There’s a replacement quote on the kitchen table. It’s more than $20,000, for a roof that doesn’t leak. It just looks tired.
Before you sign it, ask a simpler question. Is the roof worn out, or is it dried out? A worn-out roof needs a roofer. A dried-out one might just need its oils back, and that costs a few thousand dollars, not twenty-some thousand.
That’s what we do. C&D Roof Restoration is Chris and his son, out of Spring, Texas 77386. We apply Bright Green Roof, a plant-based shingle treatment, to asphalt roofs in The Woodlands, Spring and the towns around them. Every job starts with a free look at your roof and a plain answer about it.
The Bright Green Roof treatment is a plant-based oil. We spray it on a clean roof, and the shingles soak it up. It’s a penetrant, not a coating, a paint or a sealant, so nothing is left sitting on top.
Two facts matter. First, it’s a USDA Certified Biobased Product. Under the USDA BioPreferred program, that label means a verified amount of the product comes from renewable biological ingredients. It’s a content label. It doesn’t rate how well a product works, and we won’t pretend it does. Second, it’s 100% active. Nothing is mixed with water, so all of it is treatment.
Why oil? The sun bakes the oils out of asphalt shingles. A dry shingle gets stiff, curls at the edges and lets go of its granules. The treatment puts oil back into the asphalt so the shingle can flex again. Here’s how roof rejuvenation works, step by step. One thing it won’t do is fix a leak.
Who it’s for: a quick candidate check
The treatment is for asphalt shingle roofs that are drying out but still doing their job. Bright Green Roof says to start at the five-year mark and to treat once the shingles reach ten. A roof past 20 can still qualify if it’s sound.
Check what you can from the ground. If every line is a yes, your roof is worth a free look.
It’s asphalt shingle, not tile, metal, slate or wood.
It’s at least five years old.
It doesn’t leak, and the ceilings have no water stains.
No shingles are missing.
No bald spots, and no patches where the mat shows through.
It looks faded, or a few edges have started to lift.
Did the June 9, 2025 hail reach your roof in Town Center, Panther Creek or Grogan’s Mill? Then we check for bruising before anything else. Our full candidate checklist goes further, with photos you can take yourself before you call.
What it costs next to a new roof
We charge $1.00 to $1.50 per square foot of roof surface, cleaning included. That’s a range, not a quote. Chris sets your price after the free assessment, once he’s seen the pitch, the height and how dirty the roof is.
Here’s the math on a common size. A Woodlands roofer publishes that a 2,500 square foot house might have a 28 to 32 square roof. One square is 100 square feet of roof, so that’s 2,800 to 3,200 square feet. At our range, the treatment lands between $2,800 and $4,800.
The same roofer puts most Woodlands replacements at $20,000 to $32,000. Cheaper isn’t always right. Some roofs are done, and we’ll tell you so. But a gap that wide deserves a second opinion. Here’s what roof rejuvenation costs in more detail, and when replacement is the better call.
How the free assessment works
Chris comes out and gets up on the roof. He takes photos of every slope, feels how much bend is left in the shingles and looks hard at the granules. Nobody needs to come inside. Then you get the photos and one of three answers.
It’s fine. Leave it alone for now.
It’s a candidate. Here’s your price per square foot.
It’s done. Get replacement quotes from a roofer.
We don’t sell roofs or repairs, so the third answer earns us nothing. That’s on purpose. Book the free roof assessment and you keep the photos, whatever the answer is.

The Straight Answer Promise
Chris is a Marine Corps veteran and a former police officer. He started C&D after seeing homeowners pushed into roof replacements they didn’t need. His own parents were among them.
So he made a rule and gave it a name, the Straight Answer Promise. If your roof isn’t a candidate, Chris tells you so, for free, and shows you why in the photos. If it’s fine, he says it’s fine. If it needs a repair or a new roof, he says that too and points you to a roofer.
After the treatment
The written warranty comes from Bright Green Roof, and it transfers if you sell. Read the warranty in plain English before you pay anyone, us included.
A treated roof still sits under the same pines and the same sun. That’s what the C&D Annual Roof Checkup is for. Once a year, Chris comes back. He photographs every slope, clears the needles off the roof and out of the gutters, and checks the treated shingles. After hail or high wind, you get a storm check too. Here’s how the checkup works.
Seven questions to ask any roof treatment company
Whoever you hire, ask these first. Our own answers are in each one.
What’s the product, and who makes it? If they won’t name it, you can’t look it up. Ours is Bright Green Roof.
Does it soak in or sit on top? A coating and a penetrant are different things. Ours soaks in.
Is it mixed with water? Ask how much of what goes on your roof is active product. Ours is 100% active.
What does the warranty say, on paper? How many years, what it covers and whether it passes to the next owner. Ours is five years on flexibility, and it transfers.
What’s the price per square foot, and is cleaning in it? A total with no math behind it is hard to compare. Ours is $1.00 to $1.50, cleaning included.
Will I get photos of every slope, before and after? Then you know the whole roof got treated, including the slopes you can’t see from the street.
What would make you turn my roof down? If the answer is nothing, be careful. We turn down roofs that leak, roofs with the mat showing and roofs with heavy hail bruising.
Ask anyone who climbs on your house for current insurance paperwork before any work starts. That includes Chris.

Common questions
How long does roof rejuvenation last?
Bright Green Roof rates one application for up to ten years. The written warranty is shorter: five years, transferable, that the treated shingle stays pliable and flexible. If you’re budgeting, count on the five. How long your roof gets depends on its shape the day we treat it. A roof can take the treatment up to three times over its life.
Can you treat a roof that’s less than five years old?
Not yet. Bright Green Roof says to start at the five-year mark, and one of its dealers won’t treat roofs newer than that. Until then, keep the roof clean and the gutters clear, and get it checked after a big storm. Once it reaches five, a treatment tops up a shingle that still has most of its oils.
Will the treatment fix a leak?
No. Leaks come from things like failed flashing, a cracked pipe boot, a lifted nail or a missing shingle. Oil can’t close any of those. If Chris finds one, he points to it in the photos and tells you to call a roofer first. Once the leak is fixed, the roof may still be a candidate.
Do I need Woodlands Township approval to treat my roof?
The Township’s 2024 Residential Development Standards require approval for a roof replacement. They don’t mention roof treatments. A treatment isn’t a replacement, but if you’d like that in writing, call Covenant Administration at 281-210-3800 before we start. Not in The Woodlands? Your HOA’s covenants are the place to look, and Chris is glad to read them with you.
Do you also repair or replace roofs?
No. We treat shingle roofs, clean roofs and gutters, and wash houses and driveways. That’s the whole list. If your roof needs a repair or a new roof, Chris says so plainly and points you to a roofer. Not selling roofs is what keeps the free assessment honest. We don’t win anything by calling your roof finished.
Find out what your roof actually needs
The assessment is free. You get photos of your own roof and a straight answer, even if the answer is that it is fine.
