How much does roof rejuvenation cost in The Woodlands and Spring, TX?

Got a quote for a new roof? A treatment runs $1.00 to $1.50 per square foot of roof, cleaning included. Here’s the math for a one-story and a two-story home.

Here’s the number most roofers won’t put on a website. C&D charges $1.00 to $1.50 per square foot of roof surface for roof rejuvenation, and that includes cleaning the roof first. It’s a range, not a quote. Chris sets your exact price after the free assessment, once he’s seen your roof up close.

For the two homes worked out below, that comes to $2,500 to $4,800. The math is easy once you know how roofers measure.

Measure the roof, not the house

Roofers measure in squares. One square is 100 square feet of roof. So a 25-square roof has 2,500 square feet of shingles on it.

Your roof isn’t the same size as your floor plan. On a one-story house, the roof is bigger than the floor under it, because it slopes and hangs out past the walls. On a two-story house, the rooms are stacked, so the roof covers less than the total living space. That’s why we price by the roof.

Have an old roofing quote or invoice? Look for the number of squares on it.

Example one: a one-story home

Take a one-story house with a roof that measures 25 squares. Roofers count in squares, and one square is 100 square feet of roof.

  • Roof size: 25 squares × 100 = 2,500 square feet
  • Low end: 2,500 × $1.00 = $2,500
  • High end: 2,500 × $1.50 = $3,750

So cleaning and treating that roof costs between $2,500 and $3,750.

Example two: a two-story home

Now take a two-story house whose roof measures 32 squares. The second floor sits on top of the first, so a house with far more living space than the first example can carry a roof only a little bigger. Not sure what yours measures? Our instant roof estimate traces it on the satellite view.

  • Roof size: 32 squares × 100 = 3,200 square feet
  • Low end: 3,200 × $1.00 = $3,200
  • High end: 3,200 × $1.50 = $4,800

That’s $3,200 to $4,800. Now compare the two. The second house is a lot bigger inside but has only 700 more square feet of roof. You pay for the roof, not the rooms.

What moves your price inside the range

Two roofs the same size can land at different ends of the range. It comes down to how much work each one takes. Chris looks at four things.

  • Pitch. A steep roof takes longer to clean and treat than a low one.
  • Stories. A second story means taller ladders and more time getting up and down.
  • Dirt. Cleaning is in the price. A roof thick with black streaks or matted pine needles takes more of it.
  • Access. A pool, a locked gate, a tight side yard or big trees over the roof slow down the setup.

A low one-story roof with an open driveway sits near $1.00. A steep two-story under tall pines sits closer to $1.50. Chris tells you which end yours is at, and why, before any work starts.

What the price covers

Two jobs, one price.

  1. The cleaning. We soft wash the roof first, so the treatment goes onto clean shingles. No pressure washer.
  2. The treatment. We spray on Bright Green Roof’s plant-based shingle treatment. It soaks into the shingle. It isn’t a coating, a paint or a sealant.

The product is 100% active, not mixed with water, and it’s a USDA Certified Biobased Product. That’s part of why Chris picked it.

Bright Green Roof rates the treatment for up to ten years per application. It backs flexibility with a 5-year transferable warranty. Get the written warranty terms from Chris before you pay a dime.

Not in the price: repairs, because we don’t do them. Gutter cleaning and pressure washing are separate jobs, priced on the visit.

Next to a new roof in The Woodlands

Blue Truss, a roofer in The Woodlands, publishes its replacement prices. It says most Woodlands homes land between $20,000 and $32,000. It also says a 2,500 square foot home might have a 28 to 32 square roof. Here’s our range on a roof that size:

  • 28 squares × 100 × $1.00 = $2,800
  • 32 squares × 100 × $1.50 = $4,800

That puts a treatment at $2,800 to $4,800, next to $20,000 to $32,000 for a new roof. Online cost guides put roof rejuvenation at about $2,500 to $6,000, and both of our examples fall inside that.

A treatment isn’t a new roof, though. It won’t stop a leak, and it can’t put back granules that are already gone. If your roof is past saving, any price for a treatment is too high. Our page on rejuvenation vs replacement shows where that line sits.

A treatment doesn’t cancel a new roof. It puts it off. Plan around the five-year warranty: on the two-story example, $3,200 to $4,800 spread over five years is $640 to $960 a year to keep the roof you have working. Anything past five years is a bonus, and Bright Green Roof rates the treatment for up to ten.

How to get your number

  1. Get a ballpark in about a minute. Our instant roof estimate finds your roof on satellite pictures, traces it and asks how steep it is. You get a low and a high figure.
  2. Get the real number. Book a free roof inspection. Chris checks the shingles up close and photographs every slope. You get the photos and a price per square foot, or a straight no.

That no is part of the deal. It’s the Straight Answer Promise. If your roof isn’t a candidate, Chris tells you so, free, with the photos. If it’s fine, he says it’s fine. Call or text (281) 466-7436, Monday to Friday, 8am to 5pm.

Common questions

Why won’t you give me an exact price over the phone?

Because the price depends on things a phone call can’t show. Chris has to see how steep the roof is, how dirty it is and how easy it is to reach. He also has to know if your roof is a candidate at all. If it isn’t, there’s no price to give, and he’ll tell you that instead. The instant estimate gets you close. The free inspection sets the real number.

Is the roof cleaning really included?

Yes. Every treatment starts with a soft wash, and it’s inside the $1.00 to $1.50 per square foot. There’s no cleaning fee added on top. If you only want the roof cleaned, with no treatment, we do that too. Ask Chris for a price on the cleaning by itself.

What if my roof needs a repair before it can be treated?

Then the repair comes first, and a roofer does it, because we don’t do repairs. Chris marks the problem in the photos, whether it’s a cracked pipe boot, loose flashing or a few missing shingles. He’ll point you to a roofer, and you pay the roofer for the fix. Once the repair is done, the roof can still be treated if it passed everything else.

Will I have to pay for another treatment later?

Maybe, years from now. Bright Green Roof rates each application for up to ten years, and a roof can take the treatment up to three times over its life. You won’t have to guess when. The C&D Annual Roof Checkup photographs your roof once a year, so you can watch how the shingles hold up. A second treatment would be priced the same way, after Chris looks.

Why does a treatment cost so much less than a new roof?

Because nothing comes off and nothing new goes on. A replacement means tearing off every shingle, hauling it away and buying new ones. A treatment is a cleaning and a few hours of spraying on the shingles you already have. That’s why the numbers sit so far apart. It’s also why a treatment only makes sense on a roof that’s still sound.
