You turn off FM 1488 and look up at the house. The roof used to be dark. Now it’s a chalky gray, with black streaks on the shady side. And somebody has already handed you a price for a new one. It had a comma in it.
Hold off a minute. A faded roof isn’t always a finished roof. We’re C&D Roof Restoration, Chris and his son, and we drive out from Spring to look at Magnolia roofs for free. You get photos of every slope and a straight answer.
Magnolia is a small city. Its Wikipedia page lists 2,359 people. It has the historic train depot, The Stroll, which is a half-mile walking path, and Magnolia ISD. FM 1488 and FM 1774 run through it.
The April 2020 hail is worth a look
A Houston roofer keeps a list of the area’s big hail days. One entry is April 24, 2020. Hail 1.75 inches across fell in Pinehurst and in Harris, Montgomery and Waller counties. Magnolia is in Montgomery County.
Hail can bruise a shingle without breaking it. From the yard the roof looks fine. Up close there’s a soft spot, with the grit knocked off in a rough circle. A treatment can’t fix that. So on a Magnolia roof, bruising is the first thing Chris looks for. If he finds it across the slopes, he’ll show you the photos and tell you to call a roofer. That’s the Straight Answer Promise.
If the shingles are whole and just dried out from the sun, that’s a different story. That’s when roof rejuvenation makes sense. It’s a plant-based oil that soaks into the shingle and puts back some of what the sun baked out.
Why the roof gets washed before it’s treated
Those black streaks are algae. A treatment can’t soak into a shingle that’s coated in it, so every treatment starts with a roof cleaning. We soft wash. Low pressure, a cleaning solution, then a rinse.
Why not a pressure washer? Because it blasts the granules off. Granules are the grit on top of the shingle, and they’re what shade the asphalt from the sun. Lose them and the roof ages faster.
The wash is part of the treatment price. If your roof is in good shape and only dirty, you can book the cleaning by itself.

What a treatment costs on a Magnolia house
We charge $1.00 to $1.50 per square foot of roof, and the cleaning is included. That’s roof area, not the size of the house. The slope and the overhangs make a roof bigger than the floor under it.
Say your roof measures 3,000 square feet. The treatment would run $3,000 to $4,500. Chris sets the real number after he’s been up there, because pitch, height and how dirty the roof is all change the work.
The driveway gets the same weather
Concrete grows mildew too. It starts as a gray film, turns black and gets slick in the rain. If your driveway or front walk looks like that, we can do driveway and concrete cleaning on the same trip. We use a surface cleaner that spins under a hood, so it doesn’t leave stripes in the slab.
One honest note. Old oil stains and rust may lighten without going away. Chris will tell you which ones before we start, so there’s no surprise.
Getting out to Magnolia from Spring
Our base is in Spring 77386, east of I-45 near Rayford Road and the Grand Parkway. Magnolia is one of our longer drives. So we try to put Magnolia roofs on the same day as jobs in Tomball and Montgomery. When you call, ask which day we’ll be out your way.
On the day, Chris gets up on the roof, or on a ladder at the edge if the pitch is steep. He takes pictures of every slope, the gutters, the vents and the flashing. You don’t have to let anyone in the house. Then he sends the photos and tells you what he’d do, and what he wouldn’t.

Common questions
Do you work outside the Magnolia city limits?
Yes. We go by your street, not the city line. If you live anywhere around Magnolia, call or text (281) 466-7436 with your address. Chris will tell you which day we can come. If you’re too far out for us, he’ll say so on the phone. You won’t have lost anything but a minute.
My roof was here for the April 2020 hail. Can it still be treated?
Maybe. It depends on what the hail did. If it bruised shingles across the slopes, a treatment won’t help, and Chris will tell you to get a roofer out. If the shingles came through whole and are just dry and faded, the roof may be a good candidate. Nobody can tell from the ground. The look is free, and the photos are yours to keep either way.
Can you do the roof and the driveway on the same visit?
Usually, yes, if the weather holds. We can wash and treat the roof and clean the driveway or walk on the same trip. Tell us when you book, so we bring the surface cleaner. The concrete is priced on its own, apart from the roof. Chris will give you both numbers before any work starts.
