Roof rejuvenation in Spring, TX

Spring is home for us. If your roof looks faded and a replacement quote just showed up, Chris will come look for free and tell you straight what it needs.

The new-roof quote came in the mail, or from a guy at the door. Your roof does look faded. But you’d like a second opinion from somebody who doesn’t sell roofs.

That’s us. C&D Roof Restoration is based right here in Spring 77386. We clean shingle roofs, treat the ones that qualify and tell you plainly when one is past saving. We don’t do replacements, so a new roof puts nothing in our pocket.

Our corner of Spring: 77386

77386 sits east of I-45. Rayford Road and the Grand Parkway run through it. Its neighborhoods include Imperial Oaks, Harmony, Benders Landing, Spring Trails and Woodson’s Reserve, per this map of 77386 neighborhoods.

If you live in one of those, we’re neighbors. Getting to your roof takes us about as long as finding the ladder.

The Spring the Census counts

When the Census Bureau says Spring, it means the area south of us, around Old Town Spring. That Spring had 68,580 people in the 2024 survey. Half its houses date from 1993 or earlier. The median home was worth $231,500. Suburbs started filling it in during the 1970s.

Locals know it by its landmarks. Old Town Spring has over 150 shops. Mercer Arboretum and Botanic Gardens is there, and so is Pundt Park, all 380 acres of it.

What a 1993 house might have on top

A house from 1993 has had time for one roof, maybe two. So look up. Flat shingles in one layer, with notches along the bottom edge, are 3-tab. Thicker shingles with a layered, shadowed look are architectural. If yours are 3-tab, read our page on treating a 3-tab roof. They’re thinner, so we check them a little differently.

Storms that hit Spring

Spring is in two counties, so it shows up in both counties' storm reports. On April 5, 2023, 2.0-inch hail fell across Fort Bend, Harris and Montgomery counties, according to one Houston roofer’s hail log. Two years before that, the February 2021 freeze ran from the 10th to the 20th. NWS Houston logged 13°F in the City of Houston and 9°F at Conroe. Spring sits between the two on I-45.

Neither one is a reason to panic today. They’re reasons to look. When Chris checks your roof, he looks for hail bruises and cracks. He bends a shingle to see if it still flexes. If the roof is damaged, a treatment isn’t the answer, and he’ll say so.

Who comes to your house

Chris is a Marine Corps veteran and a former police officer. He started C&D in 2026 after watching homeowners get pushed into roof replacements they didn’t need. He works with his son, who’s 19. Read their story.

That history is where the Straight Answer Promise comes from. If your roof isn’t a candidate, Chris tells you so, free, with the photos. If it’s fine, he says it’s fine. His favorite line: “Take care of your roof today, and it will take care of your home tomorrow.”

Common questions

Is Spring in Harris County or Montgomery County?

Both. Our ZIP, 77386, is in Montgomery County, and its schools are Conroe ISD. The Spring the Census counts is in Harris County, with Klein ISD and Spring ISD. We work both sides of the county line. For your roof, the line makes no difference. For your school district, it does.

How much does roof rejuvenation cost in Spring?

Our range is $1.00 to $1.50 per square foot of roof, and the cleaning is included. Here’s an easy way to think about it. Every 1,000 square feet of roof runs $1,000 to $1,500. Chris sets your exact price at the free assessment, after he’s seen the pitch, the number of stories and the shape your shingles are in. Until then, it’s a range, not a quote.

Is the treatment soy-based?

You’ll see soy oil treatments advertised around Spring. We won’t call ours soy, because we can’t show you that. Here’s what we can show you. Bright Green Roof’s treatment is a plant-based oil. It’s a USDA Certified Biobased Product. It’s 100% active, so it isn’t mixed with water. It soaks into the shingle. It isn’t a coating, a paint or a sealant.

My 1993 house still has its first roof. Is it worth a look?

Yes, but go in with your eyes open. That roof is 33 years old. One Bright Green Roof dealer’s rule is that roofs past twenty can qualify only if they’re still in good condition. Chris will look hard for curling, bald spots and exposed mat. If he finds them, you’ll hear it straight, with photos you can hand a roofer for replacement quotes. Either way, the look is free.

The assessment is free. You get photos of your own roof and a straight answer, even if the answer is that it is fine.
