Walk around the house. The wall that never sees sun has a green film. The driveway has gone from light gray to gray-black. The patio has dark spots that won’t sweep off.
Most of that is algae and mildew, and our damp, shady yards feed it. We clean it off two different ways, depending on what it’s growing on. Pick the surface below.
Your shingle roof. Pressure knocks granules loose, and nothing puts them back, not even a treatment. Roofs get a soft-wash roof cleaning instead. It’s the same cleaning we do before every roof treatment.
Old mortar. Older brick can have soft, sandy joints, and a pressure wand can dig them out. Brick gets the soft wash, same as siding.
Why it keeps coming back here
Mildew and algae need two things, damp and shade. We have plenty of both. Houston-area air averages 74.7% relative humidity over a year, and pines keep a lot of walls and driveways out of the sun. A surface that stays wet grows something.
In The Woodlands, it’s on your to-do list too. The Township’s 2024 Residential Development Standards name “removing exterior algae/mildew on dwellings” as one of the owner’s maintenance jobs. Outside the Township, check what your HOA asks for.
Where we wash
We’re based in Spring 77386 and wash homes across South Montgomery County, from The Woodlands up to Conroe. See every town we cover. If your gutters are full while we’re there, gutter cleaning fits on the same trip.

Common questions
Do you pressure wash roofs, fences or wood decks?
No to all three. A shingle roof only ever gets a soft wash from us, never a pressure wand. Fences and wood decks aren’t something we offer. We stick to house walls and concrete, plus roofs and gutters. If you’re not sure where your job fits, send a photo and ask.
Can you wash the house and the driveway on the same day?
Yes, and it’s the easiest way to do it. We work from the top down. Roof and gutters first if you’ve booked them, then the walls, then the concrete. That way nothing we rinse off up high lands on a driveway we just cleaned. It’s the same two of us, Chris and his son, start to finish.
How do I get a price?
Text a few photos and your address to (281) 466-7436. A house wash depends on the size of the house and how many stories it has. Concrete depends on the square footage and how dark it’s gotten. Either way, you’ll have the price before we start.
Will the green come back after a wash?
Eventually, yes. A wash takes off what’s growing now. It doesn’t change the shade or the damp air that grew it. Expect it back first on the walls and concrete that stay wet the longest. When it shows up again, another wash takes it off. How long that takes depends on your trees and your yard.
